{"id":1367,"date":"2026-09-15T09:00:57","date_gmt":"2026-09-15T09:00:57","guid":{"rendered":"https:\/\/www.albayrakdar.co\/remax\/?p=1367"},"modified":"2026-09-15T09:23:03","modified_gmt":"2026-09-15T09:23:03","slug":"1367-2","status":"publish","type":"post","link":"https:\/\/www.albayrakdar.co\/remax\/1367-2\/","title":{"rendered":"Soft Areas in Istanbul: When Price Runs Ahead of the Market"},"content":{"rendered":"<h1 style=\"text-align: left;\">Soft Areas in Istanbul: When Price Runs Ahead of the Market<\/h1>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">When investing in Istanbul real estate, it is natural to look for areas that are expected to grow.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">New developments, expanding infrastructure, improving services and changing population patterns can all create genuine opportunities.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">But there is another side to this story that investors should consider:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>What if property prices rise faster than the market itself matures?<\/strong><\/p>\n<p style=\"text-align: left;\">As Abdulhakim Bayraktar, a real estate consultant at RE\/MAX Delta Istanbul, I look at this question from a practical perspective: not only what a property may be worth today, but who is likely to buy it when the time comes to resell.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">In my work with investors, I do not consider the statement \u201cthis area has strong future potential\u201d to be enough reason to buy.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">I want to understand what is happening in the market today \u2014 and what the resale market may look like when the investor eventually decides to sell.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">I use the term <strong>\u201csoft areas\u201d<\/strong> as a practical analytical concept for locations where the real estate market is still developing. These are areas where large residential projects are emerging, infrastructure and services are evolving, and the local market is still finding its balance.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">\u201cSoft areas\u201d is not an official classification of Istanbul districts. It is simply a way of looking at different levels of market maturity, opportunity and risk.<\/p>\n<h2 style=\"text-align: left;\">When the price starts running ahead of the market<\/h2>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">In an emerging area, prices can increase because of expectations about the future.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">A new transportation connection may be planned.<br \/>\nLarge residential projects may be announced.<br \/>\nCommercial and social facilities may be expected.<br \/>\nPopulation may increase over time.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">These developments can create real value.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">But there is an important distinction between <strong>future potential<\/strong> and <strong>present market value<\/strong>.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">The question I would ask is not only:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>How much could this area grow?<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">I would also ask:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>How much of that expected growth am I already paying for today?<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">This is where the investment equation can change.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">If a significant part of the expected appreciation has already been reflected in the price, the investor is effectively paying today for a future that has not yet arrived.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">That does not make the property automatically wrong.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">It simply means that the margin for error may be smaller and the risk may be higher.<\/p>\n<h2 style=\"text-align: left;\">A soft area is not necessarily a bad investment<\/h2>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">I would not describe emerging areas as bad investments.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Some of them may offer very good opportunities, particularly for investors who have a suitable investment horizon and understand the additional uncertainty involved.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">The problem is not necessarily the area.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">The problem can be <strong>the relationship between the property&#8217;s price and the level of development that actually exists today.<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">An area may develop more slowly than expected.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Infrastructure may take longer.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Services may arrive later than planned.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">More projects may enter the market and create additional competition.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">And even if prices increase, resale liquidity may not improve at the same pace.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">So I believe investors should ask two questions instead of one:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Will this area grow?<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">And:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Am I paying too much today for that expected growth?<\/strong><\/p>\n<h2 style=\"text-align: left;\">Future promises are not present value<\/h2>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">One of the situations I pay particular attention to is when property prices become difficult to justify through current demand, existing services and reasonable comparisons with alternative properties.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">This is especially important in developing locations.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">A project may have an attractive story:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">A new district is developing.<br \/>\nInfrastructure is coming.<br \/>\nMore residents are expected.<br \/>\nNew commercial facilities are planned.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">All of this may be true.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">But an investment decision should not be based only on what the area is expected to become.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Future promises should not be confused with present value.<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">If the market develops more slowly than expected, the investor may eventually face a very different resale environment.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">The next buyer will not necessarily care about the story that convinced you to buy.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">They will compare your property with what else is available at that time.<\/p>\n<h2 style=\"text-align: left;\">The resale test<\/h2>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">This is why I often come back to a simple question:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>If I want to sell this property several years from now, who will buy it?<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Then I ask:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>What alternatives will that buyer have?<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">And:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Why would they choose my property at my price?<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">These questions are particularly important in areas where many similar projects are being developed.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">A property may look attractive when purchased because it is new, modern and located in a promising area.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">But when it is time to sell, the buyer may have dozens of newer or similar alternatives.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">That competition can affect both price and the time required to sell.<\/p>\n<h2 style=\"text-align: left;\">Growth is not the same as liquidity<\/h2>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">A location can have long-term growth potential without every property in that location being easy to resell.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Liquidity depends on much more than price appreciation.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">It can be influenced by:<\/p>\n<ul style=\"text-align: left;\" data-spread=\"false\">\n<li>Genuine buyer demand<\/li>\n<li>The number of competing properties<\/li>\n<li>Alternative projects and their prices<\/li>\n<li>Project quality<\/li>\n<li>Accessibility<\/li>\n<li>Existing services<\/li>\n<li>Future supply<\/li>\n<li>Local and international buyer demand<\/li>\n<li>The size of the potential buyer pool<\/li>\n<\/ul>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">This is why I do not look at a developing area only through the question of how much its prices may rise.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">I also look at <strong>how broad the future market for the property could be.<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">A property that appeals to a wide range of buyers may have a different resale profile from one that depends on a very narrow buyer segment.<\/p>\n<h2 style=\"text-align: left;\">Do not buy the area alone<\/h2>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">The name of the district is not enough.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Within the same emerging location, one project may have a strong position because of its location, layout, quality, services and pricing.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Another project may depend mainly on the expectation that prices will continue rising.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">For me, this is where property-level analysis becomes important.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">The investor is not simply buying a location.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">The investor is buying a specific property at a specific price, competing with specific alternatives, for a specific future buyer.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">That is a much more useful way to think about the investment.<\/p>\n<h2 style=\"text-align: left;\">Solid areas and soft areas are different investment profiles<\/h2>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">I do not see established and emerging areas as a simple choice between \u201cgood\u201d and \u201cbad.\u201d<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">They represent different investment profiles.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">In a more established or \u201csolid\u201d area, infrastructure, services, daily life and buyer demand are generally more mature.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">That can reduce some of the risks associated with market formation.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">But part of that maturity may already be reflected in the price.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">In a developing or \u201csoft\u201d area, there may be greater room for future growth.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">There may also be greater uncertainty about timing, supply, infrastructure, demand and resale.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Therefore, I would not ask only:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Where are prices cheapest?<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Nor would I ask only:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Where is future growth expected to be highest?<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">The more important question is:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Does the risk I am accepting make sense for the price I am paying and the return I expect?<\/strong><\/p>\n<h2 style=\"text-align: left;\">Buy for the market, not only for the story<\/h2>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">This is particularly important for investors who are attracted by future development stories.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">A promising location can be a good investment.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">But a promising location at an unjustified price can become a very different proposition.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Before buying, I would look at:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Current demand<\/strong><br \/>\nWho is actually buying in the area today?<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Current value<\/strong><br \/>\nHow does the property compare with alternatives?<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Future supply<\/strong><br \/>\nHow many similar properties could enter the market?<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Competition<\/strong><br \/>\nWhat will the buyer be able to choose from later?<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Resale demand<\/strong><br \/>\nWho is likely to buy the property from you?<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">And finally:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Are you buying a property with genuine market value, or are you mainly buying the expectation that someone else will pay more in the future?<\/strong><\/p>\n<h2 style=\"text-align: left;\">Think Resale Before You Buy<\/h2>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">For an investor, the purchase is not the end of the analysis.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">It is the beginning of an investment cycle:<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Property selection \u2192 Purchase \u2192 Holding \u2192 Asset management \u2192 Resale<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">This is why I believe emerging areas should be evaluated carefully.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">The question is not whether a location has potential.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">Many locations do.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">The real question is whether <strong>the price you pay today is justified by the market today, while still leaving room for a reasonable investment outcome tomorrow.<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">An area can genuinely have strong potential.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">But if the property&#8217;s price has already moved ahead of the market&#8217;s actual development, that expectation becomes part of the investment risk.<\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Do not buy an area simply because it is expected to grow.<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\"><strong>Buy when the property, its price, current demand and resale potential make sense together.<\/strong><\/p>\n<p class=\"isSelectedEnd\" style=\"text-align: left;\">That is the principle behind:<\/p>\n<p style=\"text-align: left;\"><strong>Think Resale Before You
